Before You Buy: Plan Your Next Home

Buying a home involves more than choosing a listing you love. A practical plan helps you compare properties, understand the costs and decide which questions to ask before moving forward.
Start by separating what you need from what would be nice to have. Think about space, the condition of the home and your everyday travel needs. Keeping a short written list makes it easier to compare homes without losing sight of your priorities.
Look beyond the purchase price
Your monthly housing budget may include principal and interest, property taxes, homeowners insurance and other applicable costs. Some properties also have association fees. Ask your lender and the relevant providers about the costs that apply to your situation rather than relying on the listing price alone.
Consider the cash you may need at closing and what you want to keep available afterward. The Consumer Financial Protection Bureau provides a home-buying guide and a Loan Estimate explainer to help consumers understand loan terms and compare offers.
Make your questions part of the plan
Before touring, write down the information you need about the property. Questions might cover the roof, major systems, maintenance, association requirements and any documents available for review. A listing can introduce a home; it does not replace inspections or verification.
When you are ready to discuss a property, share your priorities with your real estate professional. Your financing and transaction decisions should reflect your circumstances, with guidance from the appropriate qualified professionals.
A useful plan makes room for the home you want and the costs you need to understand.
